YEIDA Residential Plots 2026: Best Sectors to Buy, Prices & Investment Potential

Among the YEIDA residential sectors, no single one is best for every buyer. Your budget, your plan, and how long you can wait matter more than the sector name. The newest scheme, RPS-10/2026, offered 973 plots in Sectors 15C, 18 and 24A at ₹36,260 per sq. m.

Why Buyers Are Watching the Yamuna Expressway

The Yamuna Expressway links Greater Noida with the area around Jewar. Noida International Airport is now open there, and flights began in June 2026. That is why Yamuna Expressway plots and residential plots near Jewar Airport are in the news.

Buyers get YEIDA residential plots through schemes, and each scheme has its own price, sizes, rules, and dates. So a sector name alone does not tell you the price or the handover date.

What Counts as a Residential Sector

The official page on the YEIDA residential sectors says plots are planned in parts of Sectors 16, 17, 18, 20 and 22. It adds that plot size, location, and status can be checked on its GIS portal.

The 2026 scheme added Sectors 15C and 24A to the picture. Sector 22D shows up in news about a 2024 scheme, but the official page text does not name it. So check YEIDA records before you rely on it.

Notice the words "parts of." Two plots in one sector may have very different roads, parks, and services.

Sector Snapshot

  • Sectors 16 and 17: On YEIDA's list of residential areas. News reports link a 2023 scheme to these sectors. Check: plot status on the GIS portal.

  • Sector 18: On the official list. Part of RPS-10/2026. Check: which pocket the plot is in.

  • Sector 20: On the official list. Also linked to the 2023 scheme in reports. Check: road access and services.

  • Sectors 22 and 22D: Sector 22 is on the official list. 22D appears in reports on a 2024 scheme. Check: official records for 22D.

  • Sector 15C: New in RPS-10/2026. Check: the handover timeline.

  • Sector 24A: Part of RPS-10/2026. An older 2024 scheme there had plot sizes from 120 to 260 sq. m. Check: which scheme the plot came from.

Sectors 16, 17, 20 and 22

These are the older YEIDA residential sectors on the official list. Older does not always mean ready to live in. Some pockets may still wait for roads, water, or power lines.

If you buy a resale plot here, you buy from an earlier owner, not from YEIDA. Transfer rules, dues, and papers matter a lot.

Sector 18

Sector 18 is on both lists: the official residential list and RPS-10/2026. Reports also say an earlier 2025 scheme sold 200 sq. m plots there, in Pocket 9B, at ₹35,000 per sq. m. The 2026 rate of ₹36,260 is about 3.6% higher.

So one sector can hold plots from different schemes. Ask which scheme your plot belongs to, since it sets your price and handover date.

Sectors 15C and 24A

These two sectors got attention through RPS-10/2026. News reports place them near Noida International Airport, but none we checked gave a measured distance. Use the GIS map, and drive the route yourself.

New plots need time. YEIDA expects about five years of site work before handover. If you want to build in two or three years, these plots may not fit. No one can promise price growth, so treat such promises with care.

RPS-10/2026 Plot Scheme in Simple Words

  • Plots: 973 vacant residential plots

  • Sizes: 162, 183, 184, 200, 223 and 290 sq. m

  • Sectors: 15C, 18 and 24A

  • How to apply: online on YEIDA's website, with a ₹600 application fee

  • Who could apply: people aged 18 or more, one plot per person, and no earlier YEIDA plot or flat in their name

  • Registration money: reports say 10% of the total plot cost, returned to those who did not win

Reports say some plots were kept for farmers and other groups. Read the brochure for full rules.

YEIDA Plot Price: What ₹36,260 Means

YEIDA fixed the base rate at ₹36,260 per sq. m. Multiply it by the plot size to get the base cost.

  • 162 sq. m: about ₹58.7 lakh

  • 183 sq. m: about ₹66.4 lakh

  • 184 sq. m: about ₹66.7 lakh

  • 200 sq. m: about ₹72.5 lakh

  • 223 sq. m: about ₹80.9 lakh

  • 290 sq. m: about ₹1.05 crore

Rough example: a 200 sq. m plot costs ₹72.5 lakh at base. With the full 15% extra, you pay about ₹10.9 lakh more, or about ₹83.4 lakh. Taxes, stamp duty, and other fees may be extra.

This is YEIDA's rate, not a resale price. Resale prices depend on location, papers, and demand. Do not treat ₹36,260 as today's price for every plot.

How the Plot Allotment Draw Works

YEIDA's page says residential plots go by draw. Eligible people are invited, a draw is held, and winners get a plot in their chosen size group.

The RPS-10/2026 draw took place on 18 June 2026. Reports said more than one lakh people applied for 973 plots, or about one winner per hundred applicants. YEIDA's website has an "Allotment check" page for results.

Which Sector Fits Which Buyer

  • You want to build soon: New RPS-10/2026 plots are years from handover. Look at older plots, and check every paper first.

  • You can wait five years or more: Sectors 15C, 18 and 24A under RPS-10/2026 may fit, if you win a plot or buy one on resale.

  • You are a first-time or NRI buyer: Read the brochure for who can apply, family limits, and documents. Rules differ between schemes.

Final Thoughts

Choosing among the YEIDA residential sectors is about fit, not fame. Sectors 16, 17, 18, 20 and 22 are on YEIDA's official list, while 15C and 24A came in with RPS-10/2026. Compare the scheme, the price, the extra charges, and the handover time before you decide.
