UPEIDA Industrial Plots 2026: Price, Location & Investment Guide
Planning to buy industrial land beside Uttar Pradesh expressways? Read how UPEIDA plots work, what they cost, and how to apply, using official UPEIDA papers.
Uttar Pradesh has opened a new door for factory and warehouse owners. Along the state's big expressways, UPEIDA industrial plots are now offered in 27 planned clusters across 26 districts. The land is meant for makers, warehouse firms, and goods movers who want to sit close to a fast road. But before you apply, it helps to know what the official papers say, and what they do not.
A New Road With Land Beside It
The Ganga Expressway opened on 29 April 2026. It runs about 594 km from Meerut to Prayagraj and passes through 12 districts. News reports say the trip, which once took 12 to 13 hours, now takes about 6.
The state calls it an "expressway-cum-industrial corridor." That means the road and the industrial land were planned together. Along the route, 12 industrial nodes are planned on about 6,507 acres. So far, 987 investment proposals have come in, worth about ₹46,660 crore. These are proposals, not money already spent, and not every one will become a working factory.
What Is an IMLC?
The agency behind the plan is the Uttar Pradesh Expressways Industrial Development Authority, or UPEIDA. It has set up planned industrial land blocks called IMLCs. The full name is Integrated Manufacturing and Logistics Cluster. In simple words, an IMLC is a planned area for factories, warehouse and logistics land, and the movement of goods.
UPEIDA says its nodes sit within 1 km of an expressway. It also says they have easy access to the Dedicated Freight Corridor, a rail line made for goods trains. It plans wide internal roads, street lights, 24x7 power, green areas, and drainage. The key word is "plans." These are things UPEIDA intends to build.
What the Rate Sheet Shows
UPEIDA's expression of interest sheet lists every node, the land planned, and a tentative rate per square metre. Here are six of them.
-
Meerut (Ganga Expressway): 373 of 529 acres acquired; tentative rate ₹9,760 per sq m
-
Sambhal (Ganga Expressway): 534 of 591 acres acquired; tentative rate ₹4,650 per sq m
-
Unnao (Ganga Expressway): 326 of 333 acres acquired; tentative rate ₹5,010 per sq m
-
Hardoi (Ganga Expressway): 304 of 335 acres acquired; tentative rate ₹3,120 per sq m
-
Shahjahanpur (Ganga Expressway): 234 of 252 acres acquired; tentative rate ₹3,800 per sq m
-
Etawah (Agra–Lucknow Expressway): 209 of 217 acres acquired; tentative rate ₹4,310 per sq m
Across all 27 clusters, the sheet shows about 13,240 acres planned and 9,864 acres acquired. Rates for these industrial land clusters run from ₹2,730 to ₹9,760 per square metre. The full list is in UPEIDA's expression of interest notice.
What a Plot Could Cost
UPEIDA's papers say plots start at 8,000 square metres. So the node you pick changes the bill a lot. At today's tentative rates, an 8,000 square metre plot would cost about ₹2.5 crore in Hardoi. The same size in Meerut would cost about ₹7.8 crore.
Remember that these rates are tentative. A 2025 report said final rates may rise by about 10 per cent because of higher circle rates and costs. Always ask for the current rate in writing.
How You Get a Plot
The plot allotment process is online. You apply through the Nivesh Mitra portal or the UPEIDA website. UPEIDA then scores your application on set rules and holds an interview. This is not a simple auction, and applying does not promise a plot. If you are chosen, you get an allotment letter and pay as it says. UPEIDA's papers list an interest rate of about 9.5 per cent a year on instalments, and that rate can change.
Timing matters too. The first call for interest closed on 5 August 2025. Ask UPEIDA which window is open now before you plan around any date.
Land Bought Is Not Always Land Ready
"Acquired" means UPEIDA holds the land. It does not mean roads, power and water are in place. In Meerut, for example, 373 of 529 acres had been acquired in the sheet. A site visit will tell you more than any brochure.
Building rules are also changing. In April 2026, the state released draft Unified Building Regulations 2026. They aim to bring one set of construction rules to all industrial authorities, including UPEIDA and YEIDA. A July 2026 report said the draft was heading to the state Cabinet, and that industrial plots of four acres or more may be allowed worker dormitories. These rules would shape how you build, not how you get the plot. Check whether they are final before you draw up plans.
A Note on the Defence Corridor
UPEIDA also runs the Uttar Pradesh Defence Industrial Corridor. Its six nodes are Aligarh, Agra, Chitrakoot, Jhansi, Kanpur Nagar and Lucknow. Rates there are lower, from ₹529 per square metre in Jhansi to ₹4,005 in Aligarh. Investment proposals were about ₹35,500 crore in March 2026. This route mainly suits defence and aerospace suppliers.
Final Thought
Today, UPEIDA industrial plots give businesses a clear, online route to land near major expressways. The rate sheet is public, and the steps are simple. They suit firms that need 8,000 square metres or more and plan to build. They do not suit buyers who want a small plot or a quick sale.
The common mistakes are easy to avoid. Do not read investment proposals as finished factories. Do not trust a headline price without checking the node and plot size. Do not pay anyone except through UPEIDA's official channels. And speak to a lawyer or chartered accountant before you sign.
