A good photo can still hide a difficult road or poor access. The room may look spacious, but will your bed and wardrobe fit? A few questions before the visit can save a wasted trip.

Tell the Dealer What You Need
Share your budget, preferred area and essential needs before the dealer sends property options.
Mention whether you want a flat, independent house, villa or plot. For a home, state the number of bedrooms you need and whether you want to buy or rent.
Your brief can cover:
- Total budget, with room for extra costs
- Two or three preferred areas
- Number of rooms and floor preference
- Lift or ground-floor access
- Expected move date
- Needs you cannot compromise on
For example, a family with an elderly parent may need reliable lift access more than a large balcony. Say this early so the dealer can leave out unsuitable homes.
Get the Exact Location
Ask for the map pin, full address and a nearby landmark before you plan the visit.
“Near Vaishali Nagar” may cover a much wider area than you expect. A property described as “close to Tonk Road” may still be several turns away from the main road.
Check the route to your workplace, school or other regular stops. A short distance on a map does not always mean a quick journey.
If you rely on public transport, check the walk from the nearest stop. For a plot, get the plot number and access-road details. For a shop or office, discuss customer access and space for vehicles.
Make Sure the Same Property Is Available
Confirm that the property in the photos is still available and that you can visit it.
Sometimes, photos show a sample flat or another unit in the same project. Ask whether the layout, floor and view match the home you will see.
Before you leave, confirm:
- Who will meet you and provide access
- Whether the owner or tenant occupies the property
- Whether you can see every room
- When the photos were taken
- Whether the visit time is confirmed
If the dealer offers a different property at the last minute, get its details first. You do not have to visit it just because you have already set aside the time.
Understand the Space You Will Get
Ask what the quoted area includes and request a floor plan with room sizes.
Property ads may show carpet area, built-up area or super built-up area. These numbers are not the same. Before you compare two homes, make sure you compare the same type of area.
A larger figure in an ad does not always mean larger bedrooms. Look at the space taken up by passages, balconies and other parts of the layout.
For plots, confirm whether the area is in square feet, square yards or square metres. Note the length and width too.
If the figures are unclear, ask the dealer to explain them before the visit.

Get the Full Cost, Not Just the Price
Request a written breakdown of the price and extra charges.
For a purchase, find out what the quote includes. Keep separate estimates for stamp duty, registration, legal review, loan fees, maintenance deposits and repairs, where these apply.
For a rental home, confirm the monthly rent, deposit, maintenance charge and any advance rent. Check whether furniture or appliances cost extra.
Discuss brokerage separately. Note the fee, when it is due and what service it covers.
A cheaper flat may need new doors, paint and bathroom repairs. Another may cost more but need very little work. Compare the total expense before you decide which one fits your budget.
Confirm the Move Date and Repair Work
Find out when you can move in and what needs to be fixed first.
“Ready” does not always mean ready for your family. The home may be vacant but still need repairs or basic services.
Discuss water supply, electricity, lift access and any known faults. For a furnished rental, get a list of the items included and check their condition during the visit.
If the property is occupied, make sure the expected move-out date is also written in the agreement. List any promised repairs and their completion dates too.
Ask Which Property Papers Are Available
Ask which property documents are available for you to check.
The papers may include ownership records, the sale deed, approved plans, land-use details and Jaipur Development Authority records. The exact list depends on the property.
Where required, request the project and agent registration details for checks through the official Rajasthan RERA portal.
The dealer can help collect papers. An independent property lawyer should review them before you commit to the deal. A pleasant visit or a verbal claim about approvals is not enough.
Keep a Simple Note After Each Visit
Record the same details for every property so you can compare them later.
Note the address, usable space, total estimated cost, move date and questions that remain open. Add what you noticed, such as road noise, damp walls or poor daylight.
